Company Background and References

 

JBK Properties, Inc. is a real estate development company that was incorporated in June, 2002 and is wholly owned by John B. Kuhn who has over 12 years of Real Estate experience and was most recently Vice President of Commercial Development for Mandel Group, Inc.  Mr. Kuhn joined Mandel Group in May of 1998 and was responsible for all aspects of operating the Commercial Division including site identification and acquisition, lease negotiations with prospective tenants and all entitlements. While at Mandel Group, Mr. Kuhn worked on several commercial developments including; Kohl’s Department Store-Rollins Road, Round Lake Beach, IL; Hwy 59 and Hwy X (a 78-acre parcel located in Waukesha, WI annexed and re-zoned for a Jewel/Osco food store and single-family residential); Kohl’s Department Store-St. Paul Ave., Waukesha, WI (which was annexed into the City and re-zoned and ultimately acquired by Kohl’s).

 

Prior to Mandel Group, Mr. Kuhn was a Real Estate Manager for American Stores Properties, Inc. a development subsidiary of American Stores, Inc. which owns and operates Jewel/Osco. Mr. Kuhn was the Real Estate Manager responsible for the Jewel/Osco entry into the Milwaukee market and developed five new stores and acquired one existing Pick ‘n Save store, four existing Cub Foods stores and acquired several sites for future development.   

 

Mr. Kuhn also was employed by The Polacheck Company, Inc. and worked in the Retail Division from May 1991 to February 1996. Mr. Kuhn’s clients included; McDonald’s, Sears Paint & Hardware, Continental Properties Company, Inc., Pet Supplies “Plus”, Osco Drug Stores, Russ Darrow Automotive Group, JoAnn Fabrics, Best Cuts, Cost Cutters, Bruegger’s Bagels, Stonecreek Coffee and others.

 

Current Projects:

 

Spring City Commerce Center-

A 54-acre property located at Sunset Drive and Sentry Drive in Waukesha, WI and acquired in June, 2002. The site is currently before the Waukesha Common Council for re-zoning to permit a new Business Park development and for approval of a $2 Million Tax Incremental Financing District. Construction of the site improvements is expected to begin in September, 2003.

 

Spring City Corporate Centre-

This project is comprised of two buildings totaling 28,000 square feet of class “A” office space located within the above mentioned Business Park. Subject to pre-leasing requirements, Construction is expected to begin in March, 2004.

 

Northeast Corporate Centre-

Located at 7020-7040 North Port Washington Road in Glendale, WI, Northeast Corporate Centre is a 28,800 sq. ft. class “A” office building that was acquired in January, 2003 by a group of investors led by JBK Properties, Inc., which also manages and leases the office park.

 

Calhoun Avenue and Greenfield Avenue, Brookfield, WI

JBK properties, Inc. is proposing to develop approximately 20,000 sq. ft. of multi-tenant retail space on 5.25 acres of land acquired in January, 2003. Construction is to begin in September, 2003

 

Port Washington Road and Bender Road, Glendale, WI

JBK Properties is proposing to develop approximately 13,400 sq. ft. of multi-tenant retail space on 1.25 acres of land to be acquired form Albertson’s. Construction is to begin in October, 2003
